Illinois Lake Community Faces $1,000 HOA Fee Increase to Repair Aging Dam
Residents in Illinois face a potential $1,000 annual fee to repair a 97-year-old dam. HOA plans spark backlash.
POLICY WIRE — Wonder Lake, Illinois — A private lake community in northern Illinois is considering a dramatic increase in homeowners’ association (HOA) fees to address critical infrastructure needs at a 97-year-old dam. The proposed hike would raise annual assessments from $44 to nearly $1,000 per lot, sparking concern among residents.
The Master Property Owners Association (MPOA), which manages approximately 5,500 properties in McHenry County, claims the fee increase is essential to restore depleted reserves and fund necessary repairs. Officials estimate that replacing the aging dam could cost up to $90 million, but the association currently holds only $60,000 in its reserve fund. Most dams have a lifespan of 50 to 100 years, and this structure is nearing the end of its expected life.
While some residents support the plan, others are resisting, arguing the fee is unfair and unaffordable. Sue Rose, who owns two lots but lives several blocks from the lake, said the increase would cost her $2,000 annually and questioned the logic of charging those without direct access. Others, like Melinda Boyle, fear the new rate could force them to relocate. Meanwhile, waterfront owner David Crook expressed concern for neighbors who may struggle with the increased burden, even if he can afford the fee himself.
